QUALIFICATION ACKNOWLEDGEMENT

J&N Asset Management is committed to compliance with all federal, state, and local fair housing laws. It is our policy to offer apartments for rental to the general public without regard to race, color, national origin, religion, sex, familial status, or handicap. The employees of J&N Asset Management have a legal obligation to treat each individual in a consistent and equally fair manner. In order to assist you with your decision on your new home, we are providing a list of guidelines used to qualify residents for tenancy in our communities. Please note that this is our current rental criteria; nothing contained in these requirements shall constitute a guarantee or representation by the Apartments that all residents and occupants currently residing at the Apartments have met these requirements. There may be residents and occupants that have resided at the Apartments prior to these requirements going into effect. Additionally, our ability to verify whether these requirements have been met is limited to the information we receive from various resident credit reporting services used.

Please review this information before filling out an application and paying the following:

•            An Application Fee in the amount of $ 50.00 for the application verification which is a non-refundable fee per person.

•            An Administrative Fee in the amount of $100.00 which is non-refundable fee per application.

•            Deposit varies and is required within 48 hours of official approval. Deposit is nonrefundable upon cancellation of application.

INCOME/EMPLOYMENT

All persons applying for an apartment must have a local verifiable source of income in a gross amount to no less than three (3) times the rental rate. If three current check stubs are not available, the last four (4) bank statements would be needed. You must have a minimum of six (6) months employment with either your current or immediately previous employer. (7) If a guarantor is required, the guarantor's income must be 5 times the tenant paid rental amount. 

RENTAL HISTORY

Twelve (12) months of past rental history must be satisfactory (i.e. rent paid on time, lease obligation fulfilled, residence left in satisfactory condition with no outstanding charges for damages). An eviction would constitute cause for denial. First time renters are not penalized. We work with one broken lease at least one year old and with a minimum debt only if good rental history is obtained after said broken lease. This will also cause an additional non-refundable fee or higher deposit.

CREDIT

Established retail credit rating in “Good Standing” for the past twenty-four (24) months. No unpaid bills, liens, bad debts, judgements of bankruptcies within the last two (2) years. Lack of established credit, or a negative credit rating of 50% or more may require a higher deposit. No current Chapter 13 bankruptcies will be accepted. Chapter 7 filing must be complete. Debt exceeding $1,500 to other rental communities is not permitted at any time.

OCCUPANCY

The maximum numbers of residents permitted to dwell in an apartment shall not exceed two (2) occupants per bedroom. The only exception to occupant limitations is anyone protected as familial status under Federal Fair Housing Guidelines. In this case, we will allow 2 persons per bedroom, plus one additional person in the apartment home, according to the size of the floorplan.

If you are bringing an application to the office to be processed, bring your identification, (Driver’s License, Valid U.S. Passport, or picture ID Card) for all persons over the age of 18 years.

CRIMINAL BACKGROUND

All Felony Convictions or Misdemeanors which involve Moral Turpitude (i.e. drug involvement, selling, manufacturing or possession of a controlled substance, prostitution, theft, sexual offenses, ect.), Pending Deferred Adjudication for any such offense, or Probation for a Felony are considered reasons for denial.

All persons 18 and over intending to reside in the apartment must qualify in each of the above categories with the exception that the household’s combined income may satisfy the rent to earnings ratio.

Any person under the age of 18 intending to occupy the apartment must be identified on the application and listed on the lease or such person will otherwise be considered an unauthorized occupant.

GUARANTORS

Acceptable guarantors must reside in the United States and qualify in each of the above categories.  An additional deposit may be accepted if a qualified guarantor is not available.

PROCEDURE FOR NOTIFICATION OF DENIAL OF APPLICATION

Should your application be denied, an adverse action letter will be provided.  You may have the opportunity to file a grievance challenging the decision to deny your application; you will receive information regarding your rights to grievance with the adverse action letter.  


REASONABLE ACCOMMODATIONS TO DISABILITIES

ACKNOWLEDGMENT

By signature below, Applicant acknowledges that he/she has reviewed the rental selection criteria, which includes reasons why the application may be denied.  The Applicant understands that if he/she does not meet the rental selection criteria or fails to answer any question or gives false information, we may reject the application, retain fees allowed by statute and terminate any right of occupancy.
